The family lost their Marquez Knolls home in January 2025. By March, they were paying $5,800 a month for a rental in Santa Monica — 14 miles from their children's school and their community. They came to us asking how long a full rebuild would take. We told them honestly: 14–18 months minimum. Then we told them about AB 462.
Under AB 462, effective January 2026, a detached ADU on a fire-affected lot can receive its own Certificate of Occupancy independently — before the primary home is rebuilt. The family could build a 750 sq ft guest house, move in, and stop paying rent while the primary home rebuild continued around them.
We selected a pre-approved ADU standard plan from the LADBS catalog. The Marquez Knolls lot is relatively flat — no soils report required, no hillside grading, no Coastal Commission involvement. The LADBS permit was issued in 4 business days. Construction began immediately. The family moved back to their property in exactly 5 months from our first meeting.
The ADU — built to live in and rent later
The 750 sq ft design includes a full kitchen (not a kitchenette), one bedroom, one bathroom, in-unit washer/dryer, and a private patio with concrete pavers and native landscaping. The family lived in it comfortably for the 13 months it took to complete the primary home rebuild.
The ADU was designed from the start for long-term use as a rental unit or guest house — not just as temporary housing. Premium LVP flooring, quartz counters, quality appliances, and large sliding glass doors to the patio. Once the family moved into the rebuilt primary home, the ADU went on the rental market at $3,400/month.
The primary home rebuild was completed 13 months after the ADU. The family moved into their rebuilt 3,200 sq ft home and began collecting $3,400/month in rental income from the ADU they had been living in. The ADU investment — construction cost of $268,000 — will be fully recovered in rental income within 7 years.
